Your workweek – Real estate jobs

On Monday you start your week with a 9 a.m. team meeting. After the meeting, you get yourself prepared to go to a viewing. After the viewing you agree with your potential buyers when the next moment of contact will be and you use every opportunity to help them find their dream home this week whilst they are here. 

In the afternoon you call the clients whom you met last week. They showed interest in one of the properties you had shown. While speaking to them they inform you they want to do an offer but they have some questions. You answer all their questions and then ask all the right questions you need to formulate the offer clearly and pass it on to the owner of the property. For the next hours/days this negotiation is your priority. Also when lawyers get involved, it is you who keeps communication going in between all parties. 

At the end of the day you are meeting an owner who is considering selling his home. You go there to meet the owner, get to know the property, and also to understand why the owner wants to sell and how you can best help him. After the meeting you prepare a property valuation to present to the owner when you meet him again on Wednesday. 

When the owner confirms on Wednesday he wants to sell, the next step is to agree an asking price, collect all property documents, sign a mediation agreement, book the photographer, write the description and get the property online as best and quickly as possible. 

During the week you also spend time prospecting. Having a good, quality property portfolio is an important aspect of being an agent. At the end of the week, there is room to catch up with your colleagues over drinks to end the work week together.

What began as a pleasant vacation in Portugal, eventually resulted in a dynamic organization within the brokerage business. Like many others, entrepreneur Chantal Bruining fell in love with the beautiful Algarve and in 2009 opened her doors for the first time for Dutch customers who wanted to buy a (second) home in Portugal.

Divine Home now has 3 offices in the Algarve (Albufeira, São Brás de Alportel and Moncarapacho) and 1 office in the Alentejo (Mértola), but also has an office in the Netherlands. Within these offices we work on selling real estate in Portugal, renting it out (through Portucasa) and everything in between. This is done by a team of enthusiastic colleagues with different nationalities, including: English, Portuguese, Dutch and Belgian.

Your tasks – Real estate jobs

As an inside sales supporter, you are the point of contact to all our customers, mainly for customers in the buyers’ segment. Contact with the customers takes various forms, including: walk-in at the office, telephone in response to a customer’s query via our CRM system or, for example, through the chat on our website.  

Every customer is in a different phase; where one is ready to buy, another is mainly looking for advice. It is up to you to find out what the customer wants, at what price, in which region, whether they need financial advice and when they will be coming over for viewings. It is important that you can provide the customer with the requested advice, guide them through the journey to actually scheduling viewings in order to ultimately achieve the goal; finding the dream home tailored to their needs.

Finding a match between the client and the right property is done in cooperation with the estate agents. Should there not be a property available within our own portfolio that meets the client’s needs and you do have a good relationship with the client. Then it is the job of the inside sales assistant to use property searches to find suitable home(s) that do meet the requirements that were identified during the first substantive contact.

Once it is clear which properties are of interest to the client, viewings can be scheduled with the sellers and estate agents. The estate agent then goes on viewings with the clients, but may also ask for your help during this process for preparations, additional property searches or feedback to owners.

Do clients go home without buying? Then you will be the clients’ point of contact and keep them regularly informed about new properties that might be of interest.
